Listing term is 3 months and will be automatically extended for 3 month periods until property closes.

  • Seller Representation - An Ambassadors Team Agent assists you through the entire sales process from Listing to the Closing Table.

  • An Ambassadors Team Agent negotiates Contracts and Home Inspection Contingencies directly with Buyer's Agent or Buyer (If not represented by a Buyer's Agent) on your behalf.

  • Buyers Agents showing your property to their clients and scheduling directly with you. Agents may gain access to your property through the use of an Optional Agent Electronic Lockbox or you may meet and let them in. See our Optional Marketing Tools.

When you list with FMLS & GAMLS, you are agreeing to pay a commission to  Buyers Agent who brings you a Buyer. Though commissions are negotiable, most Sellers in this market area are offering 3% of the contract sales price paid to them at closing.

  • You showing your property to Buyers who are not working with agents.
  • Calls to the Ambassadors Team from Buyers without Agents are referred directly to you and contact information is provided for your follow up.

  • If you sell to a Buyer without an Agent, you pay NO BUYERS AGENT COMMISSION. (View Savings Examples - Click Here)

  • Your property listing on hundreds of the top Real Estate Broker & Agent Websites who provide online FMLS/GAMLS listing online for Buyers.  Century 21, Re/Max, Coldwell Banker, Keller Williams, Harry Norman etc.....

  • Your listing is automatically posted to GeorgiaMLS.com & AtlantaMLS.com.

  • Listing Photos - Free Photography of your property by the Ambassadors Team.

(20 photos for FMLS, 16 photos for GAMLS) You may also submit your own photos if you choose.

  • A Virtual Tour - a pictoral slide show of interior and exterior of your property with music on FMLS

  • An Ambassadors Team Agent visiting your home to assist you with listing documents, provide a comparative market analysis, suggest a sales price based on the analysis, and answer any questions that you may have.


  • Once your property descriptions have been posted in the FMLS and GAMLS, your lisitings will be emailed to you for your review.

  • Marketing Items with this package: (1) Maximum One "For Sale" Yard Sign with metal stand, (1) Maximum One Directional Sign, & (1) Deluxe Brochure Box

  • An Ambassadors Team Agent making suggestions on how to stage your home and make it most appealing to Buyers. 

  • A two page color brochure showing exterior & interior photos as well as description will be emailed to you for your reproduction.

  • Seller Home Warranty - While your home is listed by the Ambassadors Team, you receive warranty protection through Old Republic Home Warranty. 

  • Free Listing on Georgia Open House - Just let us know when YOU are going to hold an Open House and we will post the details in Georgia Open House.


  • You may choose to have your home listed FOR RENT on FMLS & GAMLS simultaneously for a additional fee of $50.00 per MLS service.

  • Additional Marketing tools such as Deluxe Yard Signs, Combo Lockbox, & VoicePad available.  See our Optional Marketing Tools.

$395 due at time of listing to cover marketing materials and input fees. We accept checks and money orders currently. Credit Cards coming soon!

At closing, when your property sells and closes, a transaction fee of .0075 of your sales price is due to Maximum One Realty and .0012 of your sales price is due to First Multiple Listing Service.  There is no fee due to GAMLS. Plus, if a buyer's agent  brought you a buyer and sold your property, you pay a selling commission (typically 3% in this marketing area) to the buyer's agent.  All remaining fees and commissions are deducted from your proceeds on the settlement statement at closing.
